James P. Tainter, CPM

Principal and Managing Director

With over thirty years of progressive experience in Real Estate Ownership, Asset Management, Brokerage, Development, Construction/Project Management, Sourcing Third Party Business, Marketing and Leasing, Asset Acquisitions/Dispositions, and Property Management on a diverse base of commercial, industrial, retail and multi-family product types; Jim’s track record for being actively engaged and providing exceptional service with an “owners point of view” via the deployment of high-functioning teams to many of the most discerning property owners is undisputed.

His strengths include employing a culturally strong Servant Leadership approach, earning the confidence of his clients, recruiting, developing, and motivating top talent, organizing engaged teams, and deploying best practice mentalities from an owner’s perspective is how Jim generates value for the clients, their properties, and the project leasing, accounting, project and property management teams he oversees.

As Hanson Management’s Principal and Managing Director; Jim is the senior executive with P&L responsibility on Hanson Management Services platform overseeing all operational, property/asset management, and project services activities for Hanson’s growing 1.3 million square foot third party property services platform currently with assignments in Arizona, Southern California, and Texas.

Duties include new business development as well as execution oversight on all property level strategic business plans, client financial reporting, broker relationship management, and property tenant/operational/leasing/marketing oversight.

Aimee Sanderson

Senior Portfolio Manager

Aimee brings extensive expertise to Hanson Management Services 1.3 million square foot portfolio of industrial investment properties. Aimee’s career is marked by a consistent ability to maximize real estate value, having previously managed substantial portfolios at Equus Capital Partners and a diverse range of assets at Colliers. Aimee excels in optimizing cash flow, elevating property values, skillfully negotiating leases, and strategically managing capital improvements. Beyond her professional achievements, Aimee, who holds a BS in Biology from Brigham Young University and is soon to earn her CCIM designation, enjoys gardening, hot yoga, and spending time with her two children.

Divina Guglielmo

Assistant Property Manager

Divina is a dedicated property management professional with over 10 years of property management experience. A skilled and respected advocate for Hanson Management Services; Divina instills a shared enthusiasm and commitment to customer service, tenant retention, and pride of ownership as key drivers to achieving Hanson’s mission statements and our investment goals. Always leading by example and ensuring all representatives of the company are equipped with the necessary knowledge to be successful; she came to Hanson most recently from Mane Street Advisors, where she assisted the operations of a diverse CRE portfolio for several institutional and individual investors.
